Hey mate, I lived in Sydney for years. A 1 hour commute would still land you in the suburbs. If you wanted acreage in those limits it would cost a couple million+ to buy and unlikely for rent. There are blocks that big but unless you're loaded you'd only buy to subdivide and sell. Melbournes the same too. Adelaide has some nice places - there's also big blocks an hour (max) out of Brisbane and they are way cheaper and would have lease options available north and south (still semi coastal) Certainly good places to be had but you'd really want to come here and look at things in person before you decided. Some parts are really nice peppered with absolute shitholes.
Main question is what do you do for a living? And also why Adelaide or Sydney? I've learned to hate Sydney and only spend any time there now if I have heaps of cocaine on tap to deal with all the dickheads.
most of Australia is great for growing provided you stay away from inland areas that get frost - if you're in the dry areas then water and excessive heat can be issues. Humidity and rainfall would be your main things that would dictate what you grow and where.
Finally there's deadly shit everywhere so you're out of luck on that front
