4000sqft warehouse space, is 200amps enough?

I have the opportunity to lease a warehouse that is 4,000sqft. Ideally, I would like to setup 2 separate flower rooms with 18-20k de in each room, closed enviro with a/c and co2. Also I will have a separate veg/clone room as well. The space has only 200amps and I am not going to upgrade the power myself. Do you think that this is a viable opportunity given the power restrictions, even with the flower rooms on a flip/flop schedule? Or should I continue searching for another space with more power?

If each gavita pulls around 5.06 amps, then there are 91.08-101.2 amps total per room. If the 2 flower rooms are on opposite 12/12 schedule than will this not overload the power if they are always on flip/flop? Or is this an electrical hazard when combined with the power from the veg room, ac, etc.?

No that won't work. Is it three phase power? If not you can do about 12 lights and a veg safely . What your not accounting for in amps is dehumidifier, air conditioning units, pumps , fans ect. I would do two 12 light rooms plus a veg ..

How much experience do you have with 20+ light grows? Serious question.

I wouldn't go anywhere near you max pull at any point. If the breakers are old or you plug in like a tv you can have problems. Lol. Also if you have heat issues and need to add ac you don't have the option. Or yo have to not use a bunch of the equipment you bought to make room in the electricals for ac.

Id say do it. 18 lamps
 
I'd say it be best to ask an electrical engineer. Might cost a bit, but you will make it back. It protects you from possible legal troubles as well.

I'm pulling 120+amps in a 9 lighter . There's no way he can do that plus veg?
Im not sure on his veg room though. Not sure how big he wants to go. Then again I'm only running 50 amps worth of cooling so maybe he needs more being DE's i did forget that he said that. The issues going to be the a/c's are still running even though the flip happens. So yea I'm wrong i think.

The warehouse is 240v. Not the same as residential grow. Veg room can be adapted or outsourced dependent on the 2 flower rooms.

For only 200 amp service, rent a bigger house with that and be comfortable and probably pay the same or less.

I went to the location today and examined the electrical. It is a mess, to say the least. The previous operation did not do a clean wiring job. This is the main panel, can anyone make sense of this? I was told by the landlord that the adjacent unit also has 200amp service which can be combined for a total of 400.

This main panel runs to this sub panel.
It would apear you have 400 amp service, utilized by 2 200amp breaker boxes. Doesnt look the cleanest. Get a qualified electrician to take a look at it, they should be able to point out any issues and might be able to eliminate most of those breakers on the first box. Byw i am not a licensed electrician, and im stoned:bigjoint:, but you asked.

I only read your post. No comments, but if you have 200 amps, you can consistently run 150 safely. So do two rooms, 12-16kw each, but make sure they run seperately. I personally wouldn't run more 18kw in each room. That means your pulling 90 amps plus ac, fans, blah blah...
