Am i germinating them right + perlite and vermiculite in coco?

i just failed to sprout all but one seed out of 5. only one of them had popped when i put them into the coco which was my biggest error i suppose and i noticed when cleaning out the pots that there was a huge amount of moisture still at the bottom of them (doubt i over watered them as i only watered them before i put the seeds in) is this typical of coco?

anyway this i what im going to do next time tell me if this is ok:

1) soak the seeds in whatever ph water is the optimal for them for 18 hours (what ph? should i add plantstart or anything?)

2) put the seeds into rockwool cubes soaked in above water and put in airing cupboard where its nice and warm

3) move each of the seeds under a 125w veg cfl when they have sprouted

4) move the seedling into its final size pot when its filled the rockwool (i assume this is when roots are sticking out?) so i never have to worry about repotting it. will use perlite and vermiculite - can anyone tell me why i should (i just see everyone who posts a grow seems to use it) and in what proportions i should use it?

anything i should do differently/better? thanks for any help sorry for all the questions :s
