Investors? Crowd funding? Donation loans?

Has anyone had success in finding investors for canna ventures such as dispensaries, cultivation etc?
I'm interested in building out 2000 sq ft in CA but at $30,000 estimated just for the first 1000 sq ft (in addition to legal fees) it's looking pricey. The roi is there, the ability to help people and still be sustainable is there. I'm talking a room for research, being able to donate to different causes like epilepsy, cancer etc whilst still being about to make a living. Is crowd funding, investors or something like "donation loans" out of the question?

I've had about 100k offered to me this month but I wouldn't know where to start, and had to turn it down.

I've got one gentlemen who's still hellbent on investing, so I'm coming up with a business plan to share with him.

Like I said, get to know people. If they like your ideas and your direction they will offer to help.

30k won't get you far setting a commercial space up. On 2000sqft if your renting (which is hard to find a landlord to let you do it and will be at a premium rent price) is going to cost well over 100k when said and done if set up right. You have to add in...
Build out construction costs
Huge AC
Electric and water bills before first harvest (really expensive on large grow)
Equipment, nutrients, grow medium, clones, etc
Rent for around 6 months before you get a harvest
Legal fees
Etc

Its going to cost around 30k just for the AC

If it were set up the way I do things (sealed rooms, co2, 1000w DE, etc) it would cost close to 250k

If you have never set something like this up before, your in for a lot of surprises in cost and this isn't an easy thing to set up. Plus if its 100% legal and you work with the state/county, you have to use licensed contractors to do all the ac, electric, and plumbing so that its done to code and can be inspected. Which gets pricey on large builds

$30k- this is just for a small portion of the total space, enough to become sustainable within 6 months- it can be scalable. Work while waiting for first harvest with some part time help, this will pay for electric/water. With drip or hydro as you know it saves water. to become more sustainable, go solar by the second harvest. This is all figurative, I have a business plan I did for the heck of it. Big dreams I know, but would certainly be amazing- heck anytime you can help people, contribute to a great cause and work for yourself, what a beautiful thing. Sure it would take much planning but figure only half (the upper lever) being used for a perpetual grow, that will sustain many other commodities/verticals. I see the same challenges in Oregon as I do in Los Angeles- investors are quite new to canna and even investing in 10 acre agricultural hemp production, people are hard to convince of the viability. I think this will improve in the future, hopefully not before it's too late.

What do you mean legal fees?

Employing a lawyer to assist with forming of the dispensary or whatnot, covering all those types of bases. Also an accountant specializing in tax law for mmj, to ensure everything is in compliant with state law etc
