Large growroom design needed

I am Planning on applying for a "Producer" License for recreational Marijuana here in Washington state. In about 1 month they are opening the application process for 30 days only. I have a bunch of hoops to jump through, but I need to present the board with fairly detailed plan for the grow area, as well as many other things. I recently built a large Pole building on my property. It is 42' x 64' fully insulated with large 15' x 15' garage doors. I have not poured the concrete slab inside yet, so it is just a shell with gravel base. The inside of the shop is completely clear of any support posts, and I believe it is tall enough to build a second story for added grow area. I will be applying for the tier 2 license which is 2000 to 10000 sq ft of growing. I have not been involved in any growing for a long time, and never anything this size. What are some of the main concerns with a grow room this size, and any advice, or ideas would be greatly appreciated.

I am hoping to get my foot in the door with the indoor shop growing under lights, then hopefully if I can make any money doing this, I would consider building a large greenhouse in the future. I have almost ten acres of land with perfect open exposure to the sun. Power is relatively cheap where I live, (about 8 cents per kwh) so that should work in my favor. I have plenty of concerns about this situation, and there is no guarantee that I will be granted a license, but I am going to try.

I would say Security is number one.... ventilation, heating and cooling, humidity control, Electrical supply, water supply and sewage (bathroom), big time odor control. What do you plan to do with the product waste? Those big roll up doors don't need to be there and will be hard to insulate. My room is upstairs in my garage. I hate carrying crap up and down so you might think about that. Maybe use the upper room for drying/curing.

I'm subbing so I can watch since I am super interested in this. It's something I would like to be involved in some day since I have nothing but time on my hands.

Security is required, and the specifications should be presented soon. The roll up doors are the insulated type, but I agree they dont need to be there. I didn't have this in mind when I built the building. That's a good idea about the upper area. I do have plumbing, and sewer line in the ground already. They also need to know what I will do with waste product. I need to figure that out as well.

Are you in a no burn area?? Would they allow you to incinerate the waste?

How about giving the waste to a pig farm?

If you are going to be burning power it would have been best to take it into a large basement.It is actually at least in my area cheaper to pour a basement than build about anything.
You do know it is still a federal crime right?No matter what the state of washington says it is still a crime and anyone who has a large grow that is licensed gets busted..plain and simple.
You might want to just do it and not tell them about it if i were you.When you go to get the license you will be telling them right where to come and get you should you not get the sheriff permission to grow marijuana on the kings land.So you might just end up havin to poach you some marijuana.Robin hood style.
Yea..a Huge concrete basement under neath a pole barn 10 ft ceilings with a concrete floor poured over the top of it.Stairs leading to the basement.Large heavy compressor or piece of equipment to put over the top and hide the stair well.Forklift to move equipment when you want into it handy.Ventalation stacks in chases out the roof through carbon scrubbers.
A grain dryer welders and things to cover power use.Farms can use allot of power.So you want something to mask the power use as if it can be used someplace else.
LET no one know what is going on unless they are going to go to jail also.

It would be real easy.a portion of my life has been spent doing large industrial mechanical work.This would be cake.
The reason you would want it under ground is it would require allot less cooling or heating with a much more stable everything from the beginning.With that much space it would literally save you tens of thousands of dollars in power.The basement would pay for itself fast

I like the under ground idea for the simple fact that the temps would be easy to control. I believe he has a pole building so digging the floor out is a no go!!!

I believe the feds would have already stepped in if they where going to. Here in Washington they just announced that there will be 9 recreational stores in Spokane alone and 18 total for Spokane county. If I had the money to put up, I would be trying to set up a store in the small town that I live in. IF I had the money, I would build a shop out back and do the same as the OP....

Here's my idea for a 30' by 40' pole building, with a loft. Under the loft there's only 7' of headroom, so the two flowering rooms need to go on the other side. Existing slab, so I need to frame up the two flowering rooms as well as a drying room. If all goes well, I could manage 5 cycles per year, harvesting one room every 30 days or so. Electricity costs estimated at $12K/yr. Hard to calculate much since I don't know the selling price under 502, have to see how it shakes out. But this is a tiny operation, 'plant canopy' about 500 sq. ft. Imagine a 20,000 sq ft operation! Question is, is there any room in the game for a little guy?
