Need help seting up future room.

I was planning on using a spare room in the house as a grow room. I don't know the exact dimensions yet because we aren't in the house yet, but it probably won't be more than 10x12, if that. I'm thinking that the room will have carpeting as well, but may be hardwood. It will also have at least one window. Basically the room is a bedroom.

Now, what materials would I need to outfit this room to do a good grow? I was thinking about somehow seperating the room into two areas, one for a mother or two, the rest for veg - flowering. Planning on doing a SCROG grow using chicken wire or something of the sort.

What materials would be needed to cover the walls? Can a normal house room be easily converted to work as a grow room without dealing with mold and such accumulating on/in the walls of the home? I was seriously considering getting a hydrohut or dark room but I hear that the plastic can burn and that the materials used in them can actually kill the plants. So I fell back on my idea to convert an entire house room into a grow room.

Can I paint the walls or should I cover them with mylar?
Would a 400w HPS be enough for this venture or would I need something more?
Would can I do to create a seperator to divide the room without light leaks?

I guess I was planning on ending up buying a digital 250w light and use that for the mother, if that will be enough, and put her in a grow box to keep her on 24/7 light so that her constant light wouldn't leak out and get into the main grow room, which would at some point during the grow need complete darkness.

Any help or suggestions is greatly appreciated.
