Planning Questions: Co2, Timer/controller

I am in the planning stages of building a 10x10 flower room, and have a few questions as I build I list of things needed. I'll be using 4 Lush LED Dominators, and a portable 12k BTU AC unit

Question 1
How should I seal the room, as far as intake/exhaust goes? All I know is I want to incorporate a carbon filter to help eliminate odor

Question 2
What are your recommendations on a co2 setup? I am unable to use generator due to not being able to run any gas lines. So I suppose I am limited to using a tank setup. What about timer/controller to make this an automated setup?

Question 3
What kind of timer/controller should I use for the LED lighting? I am limited to 120v

I just bought a co2 controller and a small burner. The burner hooks up to a bbq propane tank. You wouldn't have to run any lines, the burner has about a 8 ft. hose. Plenty of hose to stash to tank out of the way. I got mine used for $300 for both. Works excellent. Will also help elevate temps. for winter. With leds you might have trouble staying in the upper 70* without the burner. The AC unit might not even be needed. You might get away with your fans set to a temp switch. As for a timer for the lights, add up the amps for all the light and try to stay less than 8 amps per timer ( I'm talking about your standard christmas tree light timer, $10.)

If you run co2 you wont have any exhaust or intake. Run a 6"fan on the filter and set in a corner and it will scrub the air just fine. Cap makes fairly inexpensive controllers, around $175. You get what you pay for though, I run a Sentinal, about $600 but it controls alot more than co2. Doubt a small burner would add enough heat to really worry about if the room is well sealed, fairly easy to do.It wont run that often in 10x10. Nothing your AC can't handle easily.
If you go the tank route it will come with some type of controller/timer setup, at an additional cost of course. I suggest you also purchase an additional tank.
