if your spending that much money setting up get one of these as well so you don't get fucked by the weather taking out your hydro supplyI was on the same hunt when paperwork could be amended. Only thing i could find in GTA the guy wanted 50k deposit, seemed sketchy as he wanted no lease or paperwork witch i needed. The guy even asked what brand of ballasts/bulbs so i knew he was into the scene so i backed out. Il be buying land and a steel building to be erected if things go back. 1-5acres around here is about 50-100k and the shop is about 30k (40x60x16) not sure about prices for erecting and permits with hydro and i might need to go with a water-well.

I read something about the microfit program ending in 2017 and theres a one yr wait during approval and such right now.It's not the amount of money I'm putting towards Marijuana I'm doing it as a overall investment. Land around here isn't lasting very long or the price keeps raising. The idea would be to get a microfit contract with hydro one for solar power at a 16k investment netting about 44k profit in 20years tax free. Worst case I make it a vehicle indoor storage/lot. Just a smart overall investment in my opinion, something to sit on and retire with. At best, Marijuana becomes legalized to some extent along the lines of Colorado and grow for a living without fear. Oh ok not a bad idea getting into commercial real estate. Even just a bare shop space that's heated will bring you a good roi. Check craigslist ect for steel building that are for sale in your area. If you are considering a metal building for 30k id look into those metal quonset huts. They are like 8k for 100x18x18 plus maybe 5k for the pad and end walls.

Do it in an unorganized town and you dont need permits to build anything.

I helped a guy put one up there was four of us with a scaffold and a couple impact guns took us 3 days.

No I mean new never assembled steel buildings that people order then never put up.The thing with buying a used steel building is how much it will cost to move it. Usually not cheaper than new. Unless you have the equipment needed. For something the size of double car garage you might even need to rent a crane. Depends...lots of variables.
