Orleans is on the inside shoreline, water builds up there cuz it has nowhere to go, beeches on the outer shoreline get taken out to sea instead of being pushed up. If you have a place on a knoll in Orleans, you done good.

Well pretty much. orleans has both the bay and ocean. Skaket is the bay and Nauset is the ocean. My place is on an inlet from Nauset, so we are safer than right on the ocean but we still get fucked up good when there's big storms. Nauset though had been through hell- the dunes are only about 100 feet deep now when they used to be 5 times that.
They actually haul sand into the beach nowadays to make enough room for visitors in the summer.

We get our beach remourished as well every so often we had it remourished last year and we had a big storm and washEd the beach completely away. A few months to rebuild it 2 days to destroy it.
