Dedicated Basement Grow Room - What would YOU do?

Hey guys, working on about my 5th grow now, but eager to expand, and the misses doesn't like all the space I'm taking up in the house. lol So I figured this coming Winter looks like a good time to build a garage. Then I figured, hell why not throw in a dedicated underground grow room while I'm at it?

SO, here's the space I have available. I'm just not sure where to partition, and what to grow where. I'm a huge fan of DWC/bubble totes. So what would YOU do to make this area produce as much as physically possible? I'm in an area that's as rural as it gets, and I'm on a co-op so power is of little concern. My only limit is stealth, appearance-wise. Any vents in/out have to look like they serve another purpose, because I have a VERY nosy and intuitive father in law lol.

how much cash u got

the underground part is good .......i would seal the place up add a mini split and Co2 burner

do not part the room out just use a tent system that way u can control the light but keep it all on the same AC burner units

Budget's under 1k, which should be do-able considering I've already got a decent setup, just need to expand! I like the sealed idea. Above the staircase will be a hatch in the floor to my garage, so I'll be able to seal the whole thing up extremely well.

well the concrete/cinderblock walls/floor ......u are going to have to pay to have those sealed for a water vapor
the fact u are in a pit like that is good it will naturally collect C02 ........but to really seal it u need a mini split AC to hook to a tall to keep the temps cool down there ......then a co2 burner or tanks to help supply the plants

at that point u spent your 1k .......hell the 1 ton mini spilt is going to run 1200 installed 760 for the unit 440 for labor

but once the mini split is in your need to vent the air is lessen u would only need to exchange it for the co2 increase that u would get .....by adding the burning to it u no longer need to exchange at all u have a truly sealed room

to do this 17x9 (whatz the height hope something like 6/7/8 feet)
are u putting in a drain system for this or are u jerry rigging something with a hose and pump

oh and a trick u might like

get a magnetic lock ......something that is 600 lbs or more force to break the lock
u wire it up to the panel on it own breaker label it something like air pump/sump pump .....something that would not be turned offer ever
to get in u turn the break off it release the magnetic force holding it u get in ........someone else comes they can lift and pull all that want not getting in

other thing is if u are doing this illegally ........the warrant is only good for one room in the house they need to find something in that area to justify looking tho the other rooms unless u say go ahead and look..........that area is legally a 2nd area off what ever u have it as long as it locked up door closed

To be honest, I don't have a definite budget, as I'll be piecing everything together for a couple years. I'm building the garage/basement starting this Winter, so just trying to get a final plan together right now.

So far I love the mini split and magnetic lock ideas, I'll definitely incorporate them. I've already planned for excellent waterproofing, and in floor drainage.

Also, it will have a 7ft ceiling.

I'm considering 1k veg, and 4k flowering. I'd love to keep doing DWC SCROG, but I don't see an easy way to make that very perpetual. Hard to swap out plants when they're all under a screen together. lol

well if u are doing DWC u need to think about a filtering system like RO a holding tank....placement of the drain and how u are going to empty out the system .....

well is the K LEDs or HIDs
5 k in lighting u are about 50 amps maybe 60 .........u are already looking at a sub pannel for the room with atleast 8 20 amp breakers and 1 30 amp depending if u get a larger mini split and with 5 k in HID lighting u are talking a 2 ton atleast now and that is a 220 volt

and if u are only going to do 1 veggie

the tent system would be best for u ,,,,,,,,1 veggie tent 18/6 the outter room is a 12/12
just build a filtered intake box for the tent and the exhaust out make a S shape so the light can not travel out (u made it light proof with venting )

the only issue is doing like that u only have 12 hours of access once u are flowering .........but it is the most effective way to cool and add in Co2 (least amount of gear required)

once u seal those walls and floor u have a TUB so Co2 will naturally settle in there ........u can use 50 lb tanks (bad news 50LB tanks are rented and u would need a new one once a month) .....if u go CO2 burning u can pick LP or NG if u already have this for the house u will need to hire someone to pipe in a line to your grow area where u can tie the burner into .......if not then LP the 20lb tanks u can pick those up year round from several places (just rotate pick up 3 from one place do not go back there for 9 months)
