Is my pricing estimate right to partiton out a grow space?

Hey guys, I've got a fairly large finished attic space where I'm currently running my tent with an 8" exhaust plus carbon scrubber dumping out of a semi-opened window. Fresh air is coming in through an eave via a semi-opened knee-wall door. I'm considering partitioning out maybe an 8' x 10' space to house my grow and all related gear, possibly even a little trim station. The actual grow is tiny, I'm running 300W COBs so I'd only need half that space for the actual grow. I’d like to get some opinions on pricing just to make sure I’m not missing anything big. I'm fairly handy and the electrical is already in place. I'd only need to frame and hang drywall on a single new wall. Here is what I'm thinking:

- Exterior 8" exhaust ducting & tidbits $50
- Interior intake duct(s) & tidbits $50
- Framing at 12" on center $50
- Drywall $25
- Basic contractor grade interior door $50
- Trim $20
- Vinyl blackout film for single window that is already present $20 (if I go with a legit roof exhaust duct)

Total: $265

Things I already have:
- Gloss and eggshell paint & related supplies
- Drywall screws & frame nails
- All related tools including sawzall for exhaust/intake knockouts, etc.
- All lighting, exhaust hardware, dehumidifier, etc. So far even in the hottest parts of the summer heat hasn't been an issue with these COBs and that was in a tiny tent so I'm thinking I wont need A/C.

Am I crazy to think that all of this could be done for right around $300? I feel like I'm missing something big aside from wife approval.

I should have mentioned that I already have lighting, exhaust, nutes, seeds, etc. covered. This would be a potential expansion project. I like my tent but would love a larger climate controlled space to move around in, I just assumed it would be expensive and never thought to actually price it out.

You already have the expensive items. Dont forget the door hardware, caulking, screws (for framing) and other small incidentals.

lol.... you're looking at $500-600$ easy...where can you get enough drywall for a 8 by 10 room for 25$ I'll buy their whole warehouse for that price and 50$ in studs lol at 12 on center you're looking at give or take 45 studs. you're saying they go for under a dollar a stud lol...500$-600 easily

He was only talking about building one wall...3 sheets of drywall max. It's 8 dollars a sheet here. and the studs for one wall...less than $50.00
