i want to do a very small development but thats years off as i want my mortgage gone before i do that. Just a few Commercial units or residential units. Nothing to big or scary. Have to do something as i get older as i have fk all in super. Good to keep active to.
If I had money I would be investing in factories right now. I’m sure that’s what you meant by commercial units. That’s where the money is atm

Might be a state diff in Australian perhaps. Two story, garage on one side and the office on the other. 4 to to 6 on the block.

I haven't thought of a factory but they dont sell down here. A factory to me is a pretty big place so a huge risk.

Amazing how everyone's opportunities are different depending on where you live.
This was for sale for years and years and recently sold. Have a read ull spin out at the opportunities, size and location and price.

I did 3 reno’s over a 7 year period but the markets gone it was easy money. I made good coin off the first 2, the third I made a profit but not like the first 2. In a perfect world 2 more houses would of set me up but I can’t see the market going back to those days for at least a decade maybe 2.
Unfortunately I think the market will go robotic and modular.

I wouldn't say I've got my soil on par. Always room to improve. But since having the pot upgraded. Some of my old super soil thrown in. and the second one chucked in and her legs spread wide. Both of them look heathier. A nice deeper shade of green.

Ever read the original Ken Keasey novel? There's a lot more in it than the film, but yeah, a good flick & well-deserving of the Academy Award for best film & all the other Gongs it won in '76-'77. Jack Nicholson was brilliant in the role.

Its best used on short term, yes. Just to get the income tax break and avoid capital gains. Can hurt if the market drops and ur forced to hang onto but the Rents are pretty bankable on that kind of property.

Hard to find positively gear'd stuff that are worth buying. The two i had i bought just under even and after two years started to pay for themselves. I had great tenants. I used to send them a Gift card for Christmas every year. Never met them.
Recommend anyone can and should buy investment property.

im not good enough on the tools to do anything but bodgie workmanship.
Hence why I only trust myself to build a couple hundred watts of grow box... It's well within what regular household lines and fuses can handle. And I'm not messing with someone else's structure...

Could be a few things. Most of your tips are burnt. Could be overdoing it with the nutes. If you foliar spray. Do it when the lights off. Looks also like it's going yellow up top. So it's probably got an imbalance of nutrients likely caused by lockout.
