My house rules have a clause about respect as well, but it runs both ways. The board is different, that’s about budgets and house rules etc, the state hud office or rd office has somebody assigned to an area and they approve budgets and deal with major issues. Property has to keep them happy or they can take management away from them and assign it to another company if they are found doing things detrimental to the property. I’ve picked up properties that way in the past.

All of our emergency calls are logged by the service who records and takes notes. Technician on duty gets the call and has to make a call on if it's an emergency or not. Emergencies are, fires, floods, toilets, fire alarms, no water, no heat, no cooking source etc. Tech then calls the resident and either goes or waits till morning. We had a boiler go out one night after hours. On call gets a call saying no hot water. Calls the resident who tells him they have heat, but no hot water. He knows the building and knows that that it's different systems so makes the decision to wait till morning based on the resident's call. Well the heat was out. Before heating season but an early cold front. You may or may not put on your heat, but not life threatening. Same resident calls the controller and tells a story that doesn't match with reality. We were able to provide the logs, calls, and transcripts and they were very happy with our response. Most important thing that they care about is communication. If you're not available to your tenants that's fcked. They don't put up with that shit unless there was a very good reason, like a hurricane. To be honest, I would have you warned and then written up for the repairs. I hate residents making their own repairs. Taking the management away from them is something I have seen, but for far more serious offenses. Covid has been a crazy year for everybody in the industry. My manager's work load almost doubled by all the extra work dealing with getting relief for people and all the extra damage having all those people not working, always around, always creating trash and problems. they have a 'closed office', we are EM or phone only. they do not wish to have contact with us..if someone makes an infraction they post it on every floor instead of addressing with tenant. i send EM it takes minimally 4 days if it's addressed at all. i dont' ask for maintenance and do my own.

i'm talking about batteries for AC and clean filters..i don't do AC repairs..i try to avert issues. the first week here a guy was going schitzo banging his 'staff' (he is Eli from the Bible) on his ceiling above screaming 'stfu bitch' over and over and over to the lay above who wasn't doing anything..call the police or ear buds? i chose the latter. wrapped myself in a blanket and prayed to God this was a on time thing.All of our emergency calls are logged by the service who records and takes notes.
