friendly landlord

Hey guys and girls

I'm looking to move to California (preferably bay area) later this fall or maybe tomorrow. I hate my job/life in the midwest and have plenty of money saved.. so that's not an issue

I've considered a few different options, and it goes something like this...

#1 Buy a small condo, Oakland would be the best option, down market, great prices. 2ndary options in Walnut Creek/Concord, anything close to BART. I'm not really very keen on moving out there only to live in some suburban twilight zone though.. so scrap that idea

#2 Find roommate(s). I'd prefer someone who owns a home, maybe they are short on funds, barely making mortgage payments... couldn't dream of paying startup costs for a grow, thats where I come in. Where do I find these people?

#3 Rent.. I could rent anywhere, but the landlord has to be cool with a legal grow, I would keep it as discreet as possible, but I also understand that he/she may technically be taking some legal risk by allowing me to grow. Does anyone know any cool landlords? How would I go about approaching this subject with potential future landlord? Don't ask don't tell should not apply imo, because it could get ugly if the wrong person stumbled upon your satanic garden.

In conclusion.. I think #2 is the best option, followed by #3, then #1 being the worst. Not to charge this up politically, but I think a Romney win this November could be a devastating blow to the MMJ movement (not to say Obummer is more on our side) and I don't want to be stuck with a property in future 3rd world calleeforneeya (ya I just read Boomerrang).. thoughts?

buy a place with a backyard to have outdoor and indoor grows :D

You're right Saldaw its Heavenly:bigjoint: I was only referring to the propoganda consumers that would have you believe that it's not.

I've pretty much scrapped the idea of buying a condo for now because there just won't be enough space to grow and live comfortably
a house is a good idea, and i'll admit I havent given it much thought... it would have to be a small backyard though, no lawn mowing :wall:
or I could just convert the entire thing to a garden:-P with a greenhouse for the :leaf:.. now we're talkin!

In the mean time I still want to look for an apt/roommates before jumping right into a home purchase (especially until after the "election")

I was in your same shoes in early 2010 and started looking in northbay to buy. So I started looking for a place in north marin. I have a 1/2 acre and nice nice size 3 bedroom house and got it for half what it was worth in 2008. Been here since early 2011 and it's awesome. I would say buy if you can bc it's a good investment. Now I don't want to go back home and want to stay here in my magic garden forever. It's like a dream come true. Good luck to you man.

I personally don't like oakland as much and would suggest northbay - marin, napa, sonoma - all within 30 minutes of the big cities sf and oakland

Wish you the best of luck just a word of caution though, Oakland is a down market for a reason. Take your time and really research all aspects of an area before you move

My advice when moving to a new area is to rent and learn the area. It's going to take you a year to figure out where or where not to buy etc... Also DO NOT immediately begin a grow. If you happen to have some valuable genetics chop them short and keep them under a T5 vegging so you can up and move quickly if necessary while you get familiarized. There are so many small things to learn such as which counties are pot friendly and which are not. Some local law enforcement around here is very negative and you need to keep all your stuff hidden. So come here and figure it out first before committing.

Then buy the house etc.... But do this in steps. Your life will be much easier. The real estate market is in a mess. Do not be to sure that it is a good investment. If you buy, buy because you want to live there. Once you've bought in a market like this you are stuck for a decade or so.

Mantis - I have Oakland/Valejo money.. North bay would be an awesome area to buy in, but it would be a bit out of my price range for now.

perfex and curious - I have spent some time in socal, i lived in San Diego/LA. It's better living than most of the rest of the country, but I have norcal in my blood. I like oakland, as shady and roughed up as it is, I could live there. You are right about doing this in steps, I don't want to miss out on a great deal, but I don't want to be "stuck" with something either. Worst case scenario i've figured is I buy a house, don't make it out there financially, go back to my current job 9 months out of the year staying the winters out there and still have the place paid off in 2-3 years max...that doesn't seem so bad to me. Renting for at least 6 months is a good idea... but I want to have some crops a few months after i move in :bigjoint:

While its not in the bay area per say, just an hour away, you might look in the sacramento/folsom/placerville area's. The counties are decently friendly and the market prices you will get bigger and better in placer or sacramento counties then you will in oakland. And you wont have to deal with as much of the innercity crap that oakland gets. You couldnt pay me to live in that oakland/berkley/richmond area. Well berkley is okay but its surrounded by oak and richmond and has Cal. Would just be too high profile for me.

I just checked some real estate prices in the area, and you're right, i'll get more for my money. I like the idea of moving out there and not needing a car (for the first year or 2), so I could always take amtrak to get to SF

Have the feds been putting any more heat on the local dispensaries? I read about several of them being shutdown outside of city limits in sacramento county but nothing within the city, as far as I can tell there have only been some threatening letters to landlords

I'm interested in moving to North Bay, too, but I see that Sonoma is the most liberal county in the state. Wouldn't you start there?
It allows 6x the amount of grow vs. Napa or Marin. (I don't even understand their laws: "6 mature or 12 immature plants..." Don't
the 12 immature grow into mature plants?)

Anyway, a lot of the house rental ads on Craig's List are posted by real estate managers who check your credit and make it clear that
growing is not allowed. If you can get to the home owner who's renting the house, you could ask them directly. Or indirectly -- "Did you
see the latest Rolling Stone issue?"

Anyone know a paper or site where 420-friendly owners advertise their houses for rent?

I would feel the safest if I could buy a little house in Sebastopol or Forestville for $250,000. You just have to love cows, goats and horses.
And I do...on the BBQ! :fire:

I found this thread regarding friendly landlords. Maybe someone can send me on the right path.
I am looking to move down to San Diego (I can grow more plants than in LA), and I am looking for a 420 friendly landlord in the area.
I understand that most landlords care about 2 things: 1. pay your rent on time. 2. Don't do any damage in the place that he is going to have to replace because of your little operation.
Now, my attorney tells me it's better to tell the landlord what you are doing in his house, which makes sense. Anyone has inputs on this? I really want to find a landlord who could eventually join in my collective.
