Ideally you would need 3 or more separate spaces to do a perp harvest, and many would strongly recommend against this system anyway for a first indoor grow. Far too many variables to master and too many things to go wrong.
If you're going cob LED, have you priced this up for your space? Gonna cost a fair bit!
Also size your AC properly, running separate systems in each room if going with mini splits. Oh and don't neglect your dehumidifier: I didn't budget for this and just had to drop $2k on a Quest 105.

If it runs cold enough to create condensation, it will. The question is whether the unit purchased will run cold enough, or remove enough moisture.

I started with a tent and then built a room and now I want to build another room. Just bite the bullet and convert the two rooms, its not hard and you won't have to hire anyone.
