burning soil

how can it be that the only plant i have that's growing properly is the one whose soil i have not washed?

the run off water comes out brown like nute water, and EC measures 7000-8000. is this for real? what should i do?

also when the top of the soil becomes a bit dry, it becomes very very rigid, I have to really squish it in order to put my finger through it.

I'm gonna get a water filter ASAP but any further advice?
should I wash the soil for new and existing plants to 0 ppm?

and if so, what would you recommend I put in the soil afterwards to start seeds and clones?

not one that you would know of, I live outside the US

it's supposed to be soiless mix - if this is the right term for sterilized soil that's supposed to be nute free

I know testing run off EC/ppm is not accurate - but I do find it very hard to believe that a nute free soil runoff would test 8000ppm before washing, and after a thorough wash it comes down to 1000 or less

what do you think?
and about the water?

Also - the seedlings were burned after germination - and I only put a bit of root juice and alga mix in there.
 
i had a similar problem, some liquid oxygen did the trick, while i was waiting i stabbed the soil with a chopstick quickly to aerate the soil.

does any one also get the part about the soil being really bunked up when dry? I can hardly penetrate throuygh it
