screw real estate i opened a buy here pay here car lot back in the day with 22k and only bought 2k-4k cars then owner financed them out at 23.5% interest on 3 yr notes and killed it i would buy on car for 2k then sell it for 3750 plus interest and bs fees and get 1k down. after a year i was making 3k a week and would reposes and resale 30% of the inventory. it would good just took time to learn and get my license.
