Buying house with cash?

Triplex multi-unit ^
Almost bought one near 7mi and Lahser for 9k, but I talked myself out of it.
Between the property taxes and near certainty of a break if it's vacant, I keep window shopping the deals, but I'm sketchy about actually committing to the potential hazard. I like the west side over by grosse pointe. A few 10k$ homes that are two blocks from 300k homes..

It's a rough area imo, same with most of the D. You have to examine areas block by block. Tons of burned up half structures. If you're not living there, furnace, hot water, electric will all be gone overnight.
Jesus. No wonder people are buying up shitboxes in my town for $400k... but then, you can go off and leave your front door wide open around here and come back to find your neighbor closed up for you, just because...

What was the turnoff?

the neighborhood was basically all vacant lots and burnt down buildings. In the 3wks that i cruised the area there was a minivan that burned up in the middle of the street, it blocked the road and didn't get moved at all. The home would've been nice to grow in, but the neighborhood was shit.

For years I joked about that in the MI forum, but it's true... In many cool areas, like the west and northwest, growers all know each other and keep a lookout for each other. It could work!
i know a few growers in the D and they're legit. They truly do look out for you. and if they're cool then their neighborhood watches out for them too, no cops.

i wonder how much a whole block costs? i know a couple real estate guys that were purchasing up whole city blocks to fix up. i mean shit, if the houses are less than 10k than the whole block can't be that much, lol!

that'd be great, if you and your friends owned the whole block!!! THIS IS MY HOOD, SON!!

it doesnt have to be that elaborate.
safety is mostly up to you. i couldnt imagine living somewhere where poverty has turned the people into animals.
im at one of my best traps right now, great area. a side street behind a run down shopping center, kinda ghetto, the kind of area where nobody has a job and everyone sells hard, green or clear.

from the first stop sign to end of the block there are 10 duplexes. we all know each other, literally i know every single person pretty well. and some for many years, we are all and have become practically family

half the doors have been kickdoored and open anytime the wind blows hard, most windows dont lock, if not just a piece of plexi... these things only help keep honest people honest anyway but my point is that my stuff is just as safe if not safer here than a much nicer neighborhood. my car stays unlocked, ill leave my phone charging on the porch etc you know what im sayin...people are watching everything

something beautiful about these hoods. where i can ask for some butter and not get dirty looks, theyll actually "have it" and give my fill. where my neighbor says if they aint home im more than welcome to grab some of their copied dvds or grab a drink. free tamales and menudo etc handed out on sundays.. southern hospitality at its best..offer to pass the blunt to random people walking by, especially the homeless

you can be grimy without mudding up your morals.

i happen to enjoy these areas

Truth is, I'm interested in the adrenal alert factor, before i get too old to appreciate it. I'm not as concerned about being a crime victim, as much as having the house/grow compromised. I've had vacants in Lansing that have been broken into, so I know the drill. Boarding up windows is a bitch. Having the neighbors call the popo (after a break-in) and they enter the home to see if anyone is present, is a bitch. Still, it all kinda sounds like fun! :-)

That's a plan.

My lawyer is trying to talk me into setting up an irrevocable trust...
You need to do something to protect your assets. People don't know but I got 10k buried in the mountains. Just a rainy day fund.

Everyone needs to take some type of money, gold, or something of the sort and keep it where no one can touch it.

Dude, everyone has an opinion. You have nothing to worry about.
Buy the house, where ever it is, pay cash,, nobody cares.
Least of all the government. Cash sales are quite common in real estate.

I live in the middle of no where....in northern maine.
I paid 21k, paid cash 7 years ago. I love it here.
unorganized territory so my taxes are only 100 bucks a year.
no building codes, no police, no nothing. just me and the ol' lady & our dog.

go for it dude.
peace
