I really would look as the options available to create a vented room, that will keep your CO2 levels up and cool your grow. The downside is if you have high humidity outside. This ventilation setup could work really well in the winter but you may need to grab air from a room inside the house to cool it in the summer. A good sized fan with a speed controller will give you the ability to adjust things. If it's hotter turn the blower up, cooler turn it down. A cheap inkbird controller can kick the system on and off as required. This would be my desired setup for a grow of that size.
