Rent a property to growers Should I Yes No?

So I now this guy who has a house worth 400K and he has been approached to rent it to some growers. They have offered 10K a month for as long as he would like or till they get busted. He's got another place to live so moving out is no problem. They said he can have a look every 3 months and they will not miss treat it, other than boring a hole in the block wall to steal hydro I guess. The basement needs remodeling and all the walls are block with wood over them, carpet but due to be replaced. Think it's worth the risk and money. What's the down side, he's a cousin south of the border canada. Thanks guys and gals

This is a rhetorical question but how is your buddy going to explain "not knowing" about the grow if they get busted. With regular visits to the property and receiving a generous sum of money every month it looks like he could be linked to the grow if it gets investigated. I'm not seeing much in the way of plausible deniability. Worse: If those growers get busted they may turn the renter in to try for a reduced sentence. The growers could claim they were approached to do the grow and make your buddy look like he's a major financier of grows.

I'd be more comfortable if he were renting a property that he didn't live near or visit regularly. That's just my ultra paranoid perspective on it.

Simple answer: No. The only plus is the amount of money...everything else that comes with it is all bad.

I think they are better off just renting a house from a random person. Pro's nobody else know besides grower, cheaper rent. Cons risk of landlord wanting to look at place. But not all landlords are gonna snoop around your place, find a landlord that doesnt require check-ups.

do a formal contract for a reasonable monthly rent and collect the rest in cash in advance.
make sure your homeowners insurance is notified that the property is a rental now.
inspect the house every couple months or better yet, have someone you trust inspect for you.( i mean your buddy,the owner)
check your state laws about police confascating houses in your state. my state is tough but for a rental property,they have to prove the owner was involved or show a regular history of renting to drug dealers/growers to take a property.

Yea, bad idea, sounds like a good way to be a fallguy. Not to mention you said the house is worth 400k. It would take them 3 years and 4 months to pay what its worth, and if an investigation goes down the property could be seized. .

Yup the wife pulled down some local busts and some landlords lost the house even though rented. So Way bad Idea
