lol @ everyone saying house is probably a mess.. you guys must have some fucked up grows. i keep my area spotless. my opinion is.. if the guy been there 5 years, id let him keep doing his thing. if he offered more rent, take it. if hes a legal grower i dont see the harm. id just make a new lease saying any problems caused by the grow has to come out of his pocket and maybe get an extra security deposit.
have you seen some of the pictures on here?. .. more often than not i see shoddy wiring, bad fire hazards, and dirt thrown everywhere like it was purposely thrown around just ot be messy for the picture

cd's and buckets tossed all over the goddamn ground with dirty socks.

Well if the guy had any morals he would have asked "excuse me mam but do you mind if I turn your house into a grow op"! As a landlord I am probably a bit bias but again I say "go buy your own house if u wanna grow pot" don't secretly start up an op in someone else's home.

I have yet to see a house grow that is setup properly to deal with the electrical, air quality, etc. I'm sure their out there but most have the potential to fuck a house up pretty quick re over taxing circuits and mould issues. Just being tidy is only part of it. Where are most exhaust outlets terminated? I would hazard to guess 90% are in the attic or chimney, that in it self is enough to destroy a house in a few short months.

Exactly what additions has the tenant made to the property

has the tenant got an online id at what site..? ( incasehedoesarunnerlater)

the catch here is ur babe raising the rent cause he's growing at the abode

or is it just up for re-newl, in which case she may boot him out, just for the weed hassle

see as he may be running a business from a residential address

many holes to this lease.. maybe see a lawyer?

good luck
She is not concerned, but she doesn't really know what the scope of it is. She only found out because the house was being refinanced (I guess her and her ex owned it together or something. I didn't ask.) So the appraiser showed up to look around and found the grow. It sounds to me as if it was quite a bit more than a 3x3 tent.

My thought is that he is in breach of contract by using the property for an unintended and unpermitted use.

She also doesn't know that I know about growing weed and the fire, water, mold risks etc.and I'm not ready to tell her how and why I know these things :)

I'll bring it up again. It was my advice to not raise the rent because then she is complicit.
