Sure, that’s why I hear, “I don’t want the late fee so I’m sending my check in now.” It works. It’s not a matter of you agreeing with me or not. Think of it this way, if it wasn’t an industry standard the software wouldn’t have it built in, Boston post, real page, buildium all have it built in.

Involuntary edicts against a person maintaining neutrality is a nonpeaceful action. Therefore by including an action, you can't also make it go away.

Freddi, I appreciate your attempted compassion, but you should put your stick down when trying to "help" people. IF you are doing what you can for those that need it, you can only give YOUR help and ask for others to help too. Once you stop asking, you stop being peaceful.

Thanks for your pleasant response. People ARE animals though.

I like to eat some animals, I keep them working for me and remove their choices. I'm practicing to be an "authority". :)

People are hardware and humanity is the os. Unfortunately in housing we see everyday examples off old corrupted systems.

People are programmed to deal with people the way they are being treated. I stayed out of this thread for the most part. But And respect that as a business man you have things that you need to do to stay profitable. But you are being disingenuous when you know that even though people are going to be able to delay their payments, it just means that they will have to pay it all at once. So you will get your money, and any losses you will be able to write off. That is the beauty of being the one with the capital investment.

If you treat people like they are just a number, they will return the favor.

I wish, it’s going to be payment plans for people who lost their jobs. Nobody will be able to pay it in a lump sum. I e always done payment plans no longer than year, Probably six months but I have no idea how this is going to play out

I’ve never in my 35 years of renting, have even considered a late charge. I guess it’s sometimes more about the money and not the relationship. Is the late charge punitive or required for financial reasons?
it's punitive. the new capitalistic american way..let me give you a tour..you're poor and instead of anyone helping there is a new 'poor tax' through higher fees and additional fees for having to pay net 30..GOP is good with it.

those paper towels are now ventilators.

No, I’ll able to defer mortgage payments and there is assistance in form of payroll support etc but loss is loss. For the next six months or so it’s really just gonna be money going out the door because they may not pay their rent but I still got to pay the fuel bills keep up with maintenance and handle emergency issues as they come up. Won’t know the real damage for a long long time. And I was just talking about my business of course you know my personal finances I’m down 17% on my Stocks.

So you are saying that you are unable to write off those rents that do not come due as a loss? That it will not come out of taxes you have to pay for years to come?

I am not saying you don't have real personal loss, but was keeping it to the rentals that you say you own, the loss of profit from the viruses impact though will be offset in one way or another. You might not be able to benefit from this crisis because you won't have the flow of revenue, but you should actually lose out (other than personal stock, but again I am talking about your business).

For real technically couldn't every one of your tenants hold up as long as this rental deferment is one for, then once they owe you all that months of back rent decide fuck it, and hold off paying you for one full year until you are legally allowed to kick them out. At that point you write that loss off for years to come and still have your property?

We will be able to lower our taxes yes, but it won’t be apples to apples. Depending on the project we’re talking operating budgets of around 100k to 150k a year. Too early to tell he it’s going to play out. Not putting in any new carpets that’s for sure.

Right it would be apples to apple that is just what you lose and not profit right?

I am not shitting on you for wanting to have a profitable and safe business either btw, we have gone around a few times I think you realize that (but I am just re-iterating that just in case), but at the worst you won't lose money (not talking about profit) during this time in the long run. Am I right about that?

Again, too early to tell. We immediately refinanced everything so that was huge. But as I said in the very first posts, this is another shift of monies to the 1%. But yeah, I’m going to be ok, my family is going to be ok. We don’t fear for our financial future but we’ve obviously lost a lot. Like a decade of hard work wiped out. My real stress is from worrying about keeping my employees employed and dealing with idiots who think their broken oven is an emergency when their stove top still works. Residents want us to start policing laundry rooms because some idiot was coughing while doing a load etc.
