depending on how low the dwn payment is (and how much u already have saved/seasoned), there is one way around this matter possibly.

you may be able to accept up 10K (?) as gift from family member. lender will require signed letter from whomever gave it to you. those funds don't need to be seasoned regarding qualifying.

Well you're in luck!!!

Don't even think about complicating one of the easiest things in the world. NO equipment is required! I'm not kidding, rooting hormone from a home center and a plastic shoe box, that's it. start this week, make it work this time...

For a medium you can use rockwool cubes, perlite, vermiculite, or dirt even, as long as there is no fertilizer in the dirt.

don't put the box under a bright light, put it off to the side or use fluorescents directly above. burp the box a few times a day and mist w water, if needed. however the box retains humidity so it shouldn't be needed much.

Luckily I still have some cheap organic soil and some perlite. I have been trying to do a 50/50 mix with it because I hate the damn soil so much lol. Drys out SUPER fast under the light. The soil underneath is soaked. I give it a try! I already trashed the top from the other money maker. :/ So the next up for top is my baby OG kush lol. Its probably week 2 of veg or so. Still small but I transplanted her into a larger bag. DEF will be cloning that one.....well.....trying lol.

I'm from College Station. And yes id by a quart zip lock worth and made them into pixie stix using straw's. Sell 2 for $5. Also hash suckers are awesome. One sucker got me high 3 times.
