Cancel Rent?

I have a few properties and renters/lessees. A month ago I communicated to them that anybody having hardships should contact me when it happens so we can make arrangements.

I know very well what it's like to be behind the eight ball. I'll not evict someone in a time like this when circumstances are completely beyond their control.

So far, nobody has called.

Nope, literally dozens. I had one lady who was out on 12 week medical leave, she is receiving 2/3 pay and believes that her rent should now be 2/3s because of the virus. So she is not working for 12 weeks and getting paid and wants a break. She also felt that she shouldn't have to pay a late fee for not paying her rent on time last month because her debit card which she set up for Autopay was expired and she can't possible be responsible remembering stuff like that, not with a new baby. They already have plenty of reasons they believe they should not be held to the same standard that everybody else in life is, and this is another excuse for them.

I have commercial, market and an assortment of LIHTC, RD, And HUD. We've had a few of the commercial renters reach out to us, none of the market. The real problem are the government housing population. They are the ones wasting my time right now.

That's your problem. When you got into bed with government housing you agreed to be governed by its rules.

You can't have your cake and eat it too. You're sucking up government subsidies all the time and the first time you have to take a hit you cry like a bitch over it.

Man up and shut up. You've reaped the benefits for years. Sucking it up for a few months isn't going to hurt you.

If it does, it's because you're an idiot living beyond your means.

That’s the thing, I’m not going to take a hit. I will get my pay roll for free and my mortgages deferred for 3 months at the moment and I expect more to come. I expect that some of my commercial renters will default but it won’t be that bad as most of my properties are rented to the medical field and they aren’t going anywhere.

Edit: actually I am taking a big hit, but not from my properties, from the stocks and moving a lot of my ira to a Roth IRA. Nobody is getting out untouched.

'you guys' is slumlord businesses that don't need the grant but will apply for them anyway..many businesses in the US has a vile republican behind it.

Gee it sounds so cut and dry south of the border. I would not even hazard to guess someone’s political following based on the business or job they have here. Must be a US thing I guess.

I’ve never in my 35 years of renting, have even considered a late charge. I guess it’s sometimes more about the money and not the relationship. Is the late charge punitive or required for financial reasons?
