Depends, we do both. Some are managed by other companies, some are managed by us, and we manage some for others. Management companies tend to specialize in the type of properties they handle and the contracts vary but ball park is 8% management fee. Also the maintenance is a very good business. I don’t develop “new” projects anymore. We didn’t get into management till after 08
Cause the kids won’t ever let watch my shows, the wife won’t let me go out, and I do this while I’m eating or doing something else, hence lots of typos. Auto dictation sucks and when I type the auto correct sucks too. Besides I’ve been on the pot boards for about 25 years now, took a 5 year break. Lol, taking care of buildings is never ending kid. Bought this one with the rot there. Focused on the units first, thought the residents would prefer the upgrades before the rot on the outside trim. There are many reasons the oven may not be holding temperature.
It could be a faulty thermostat, a failing heating element or faulty wiring. Any of those have the potential of causing an electrical short and starting a fire.
It's a hazard you are ignoring because you are an idiot slumlord.
It's even worse if it's a gas oven. It could be a faulty pressure regulator that could fail and blow the whole damn building sky high.
But keep on playing the victim, slumlord. If, God forbid, something fails and kills someone, you'll be doing 15 to life for criminally negligent homicide.
